Residential and Commercial Solar Panel Cleaning in Los Angeles
Los Angeles is the second most solar city in the United States, with over 1.7 million solar homes across California alone. Your panels are one of the largest investments on your property — and in a city where smog, dust, wildfire ash, and bird droppings reduce output by 5–25% when left untreated, professional cleaning is what keeps that investment performing. Salazar Cleaning Services provides residential and commercial solar panel cleaning, across Los Angeles and the surrounding areas.

The Los Angeles factor
Why LA Properties Need Professional Solar Cleaning
Los Angeles does not meet the U.S. EPA's national air quality standards for both PM2.5 (fine particulate matter) and ground level ozone. Those two pollutants combine to form the smog that coats every exterior surface in the city — your solar panels, driveways, patios, siding, and walkways included.
Smog, Freeway Emissions, and Daily Dust
The LA basin sits between mountain ranges that trap airborne pollutants in what scientists call a marine inversion — a "pollution dome" that holds soot, vehicle emissions, and fine metals close to ground level instead of letting them disperse. With roughly 4 million people in the city and 10 million in the county, the volume of traffic-generated particulate matter is massive. PM2.5 particles include smoke, soot, dust, and metals — all of which deposit on solar panel glass and hardscape surfaces daily.
Santa Ana Winds and Wildfire Ash
Smog season runs from May through September, but the Santa Ana winds extend the problem by carrying dust and wildfire ash across the region for days at a stretch. After a wind event, solar panels can lose measurable output within 24–48 hours as debris settles on the glass surface. Driveways, walkways, and patios pick up the same layer of fine ash and grit that embeds into porous surfaces if not cleaned promptly.
Coastal Salt and Hard Water Deposits
Properties along the coast — Santa Monica, Venice, Malibu, Marina del Rey, Pacific Palisades — face additional salt spray from the ocean that accelerates mineral buildup on both solar panels and exterior concrete. Sprinkler overspray and hard water from garden hoses leave calcium and magnesium deposits that bond to glass and hardscape surfaces over time, creating staining that standard cleaning cannot remove.
What we do
Solar Panel Cleaning Services
Your solar panels were priced and projected based on clean, unobstructed glass. The moment dirt, pollen, bird droppings, or smog residue settles on the surface, those projections start slipping — and in Los Angeles, that happens faster than in most cities in the country.
How Dirty Panels Cost You Money
Peer-reviewed research shows that dust accumulation causes power losses between 3% and 14% under real outdoor conditions, with losses reaching 15–25% in urban environments with long dry stretches. In arid regions, soiling losses can exceed 40%. After just three months of accumulation without cleaning, natural dust alone reduced panel output by 13% in one study.
Here is what that means in dollars. Southern California Edison (SCE) residential rates average 34–35¢ per kWh in 2026, with time-of-use peak rates pushing above 50¢ per kWh between 4–9 PM. A California home generating $1,800 per year in solar savings loses approximately $125 annually at a 7% soiling rate and roughly $270 at 15% losses. LADWP customers pay less per kWh (~22¢), but the production loss is the same — and it compounds every month the panels go uncleaned.
The federal 30% residential solar tax credit expired December 31, 2025. With no tax incentive on new installations, protecting the performance of panels you have already paid for is more critical than ever.

Why You Should Never Pressure Wash Solar Panels
This is one of the most important things to understand about solar panel maintenance. Pressure washers — even at moderate PSI settings — can crack the photovoltaic cells beneath the glass, delaminate panel edges, and force water into sealed junction boxes. The damage is rarely visible immediately. It shows up months or years later as degraded output, hot spots, or a failed panel.
Most solar panel manufacturers specify maximum water pressure limits in their warranty documentation. Consumer and commercial pressure washers routinely exceed those limits by a wide margin. Using one on your panels can void the manufacturer's warranty entirely, leaving you responsible for the full cost of replacement.
Professional solar cleaning exists specifically because panels require a gentler, more controlled approach than any pressure-based method can provide.
We clean solar panels using deionized water and soft-bristle brushes delivered through a water-fed pole system — the same method recommended by panel manufacturers and used by professional solar cleaning companies across California.

Deionized water.
Tap water contains dissolved minerals that leave spots and residue on glass surfaces. Our water passes through a multi-stage filtration process — sediment filtration, carbon filtration, reverse osmosis, and deionization — to produce water with zero total dissolved solids (0 TDS). We verify output purity with a TDS meter before every job. Because the water contains no minerals, it dries completely spot-free without squeegeeing or towel drying.
Soft-bristle brushes.
Our brushes are specifically designed for solar panel glass — soft enough to avoid micro-scratching the surface or damaging anti-reflective coatings, firm enough to lift bonded dirt, bird droppings, and pollen.
Water-fed pole system.
Telescopic carbon fiber poles with brush heads allow our technicians to clean rooftop panels from the ground or from a safe, stable position. No walking on panels, no dragging equipment across your roof, no unnecessary weight on the array.
No chemicals. No pressure.
We never use ammonia, vinegar, Windex, WD-40, Simple Green, or any chemical cleaning agent on solar panels. These products can etch glass, damage anti-reflective coatings, and leave residue that attracts dirt faster after cleaning. And we never use pressure washers on panels — under any circumstances.
10–35 panels
Residential Solar Panel Cleaning
Most residential solar systems in Los Angeles range from 10 to 35 panels mounted on composition shingle, tile, or flat roofs. Our residential service covers systems of all sizes and roof types, including single-story, two-story, and split-level homes.
Every residential appointment includes a pre-cleaning visual inspection of the panel array for visible damage, nesting birds, or loose mounting hardware. We clean all accessible panels, rinse the surrounding roof area to remove runoff debris, and complete a post-cleaning walkthrough before we leave.
Recurring schedules
Commercial Solar Panel Cleaning
Office buildings, HOA complexes, retail centers, multi-tenant properties, hotels, and restaurants with rooftop solar all require scheduled maintenance to protect their energy production and meet property management standards. Commercial arrays often sit on flat roofs behind parapet walls where soiling is invisible from the ground — meaning performance can decline for months before anyone notices.
We provide commercial solar cleaning on a recurring schedule tailored to your property's needs — monthly, quarterly, semi-annual, or annual — with flexible scheduling around your business operations. Multi-location contracts and property management agreements are available.
Urgent care
Post Wildfire Panel Cleaning
Wildfire ash is alkaline. When it settles on solar panel glass and combines with morning dew or rain, it bonds to the surface and becomes extremely difficult to remove with standard cleaning. If left for more than a few days, bonded ash can begin to etch into the glass coating.
After any wildfire event in the Los Angeles area, we recommend scheduling a professional panel cleaning as soon as conditions are safe — ideally within days, not weeks. Post-wildfire cleaning is quoted separately based on the extent of ash coverage and the condition of the panels.

How Often Should You Clean Solar Panels in Los Angeles?
Cleaning frequency depends on where your property is located and what your panels are exposed to. Here is a guide adjusted for LA conditions:
RecommendedOnce per year
Coastal LA (Santa Monica, Malibu, Manhattan Beach, Marina del Rey):
Once per year. Marine layer moisture helps rinse loose dust naturally, but salt spray and mineral deposits still require annual professional cleaning.
Recommended1–2× per year
Inland and Valley (San Fernando Valley, Burbank, Pasadena, Glendale):
1–2 times per year. Less rain and more dust mean panels accumulate soiling faster than coastal properties.
RecommendedTwice per year
Near freeways or heavy traffic corridors:
Twice per year. Particulate matter from vehicle emissions — especially along the 405, 101, and 10 corridors — deposits a film on panel glass that rain alone cannot remove.
RecommendedWithin days
After wildfire events:
Within days. Do not wait for your next scheduled cleaning. Alkaline ash bonds to glass when wet and causes damage that worsens with time.
RecommendedQuarterly+
Commercial properties:
Quarterly at minimum for arrays in high-soiling environments. Monthly for properties near construction zones, industrial areas, or heavy tree cover.

How often should I have my solar panels cleaned in Los Angeles?
Most LA homes benefit from professional cleaning 1–2 times per year. Inland and valley properties that receive less rain and more dust may need semi-annual cleaning, while coastal properties with marine layer moisture can often go once per year. After any wildfire event, panels should be cleaned within days regardless of your regular schedule.
Does rain clean solar panels?
No. Rain removes loose surface dust but does not remove bonded dirt, bird droppings, pollen, mineral deposits, or smog residue. Field studies have shown that rainfall fails to restore panels to their professionally cleaned baseline — especially in environments with long dry stretches like Los Angeles.
Can I pressure wash my solar panels?
No. Pressure washers can crack photovoltaic cells beneath the glass, delaminate panel edges, force water into junction boxes, and void manufacturer warranties. Professional solar cleaning uses deionized water and soft-bristle brushes at zero pressure — the only method recommended by panel manufacturers.
How much does solar panel cleaning cost?
In the Los Angeles area, most residential systems cost $120–$350 per visit depending on system size and roof accessibility. Per-panel pricing typically runs $8–$20 per panel in California.
What is the difference between pressure washing and soft washing?
Pressure washing uses high-pressure water (1,500–4,000 PSI) to remove dirt from hard surfaces like concrete, brick, and stone. Soft washing uses low-pressure water (under 500 PSI) with biodegradable cleaning solutions to safely remove mold, algae, and organic growth from delicate surfaces like roofs, siding, and stucco. We use both methods and choose the right one for each surface.
Do you offer recurring service for commercial properties?
